We advised CB Property Investors on the acquisition of Eastgate Park

Eastgate Park is a fully leased logistics and administrative complex with a total lettable area of approximately 39,000 sqm. The complex is located close to the Prague Ring Road (D0) and the D1 motorway, within 30 minutes of Prague city centre, making it one of the best-connected locations for urban logistics and the rapid delivery of goods to end customers in the capital. Thanks to wide range of services and diverse types of space, the complex also caters to a broad range of businesses. In addition to e-commerce and logistics companies, its tenants include companies engaged in customs and freight forwarding services, IT distribution and packaging materials, as well as industrial technologies and automotive sales and servicing.

The newly launched CB Property Investors Sub-Fund 2 (CBPI 2) builds on the successful track record of its predecessor, the CBPI fund. Like its predecessor, CBPI 2 is intended for qualified investors and focuses on investments in real estate with value-enhancement potential across a range of segments, from logistics and residential development to retail parks and projects with a social impact, such as healthcare and social care facilities. The fund aims to achieve an annual return of more than 10%. CBPI 2 is part of the Crowdberry Group and is managed by the investment company Winstor. The fund is currently open to new investors.

In addition to building active relationships with tenants, the fund plans to gradually expand the services offered, adapt the premises to tenants’ needs and, where appropriate, further expand the available space. The aim is to transform the existing industrial complex into a modern business park that will appeal not only to its current tenants but also to new businesses across a range of sectors.
